Objectives

In this course, existing building HVAC systems maintenance, upkeep, condition assessment, and renovation are covered. Upon completion of the course, the student will be able to:

• Describe the impact of maintenance and upkeep on the life cycle costs of a building.
• Develop standard maintenance instructions and manuals and elucidate contractual practices related to property management.
• Analyze the past, present, and future possibilities of building technology and the effects of different solutions on them.
• Evaluate the age and condition of various HVAC systems and equipment and make proposals for renovation based on either preservation or replacement decisions.
• Identify property maintenance decision-making and the construction process among various property owners.

Content

• Creating and utilizing building operation and maintenance instructions.
• Technical and economic service life.
• Calculated consumption and consumption monitoring with measurements.
• Condition assessments and surveys.
• Proactive detection of repair needs and selling of repairs.
• Causes of property repair needs and timing of repairs, repair costs, and budgeting for them.
• Existing structures and HVAC systems from different eras: old installation methods and materials, utilization of existing installations.
• Investigation of initial data for the planning process of renovation projects, documenting the extent of the design, identifying necessary initial data.

The student can describe the basics of property technical systems maintenance and related documentation. They can search for information on the life cycle of technical systems and renovation methods. The student can conduct an investigation related to the actual HVAC technical systems of a specific property, but the documents they produce have deficiencies that prevent their submission to a potential client. The student identifies the requirements and special characteristics set by renovation projects in HVAC planning and contracting.

Assessment criteria, good (3-4)

The student can extensively describe property technical systems maintenance and the content of related documentation. They can apply knowledge of the life cycle of technical systems and compare renovation methods. The student can conduct an investigation related to the actual HVAC technical systems of a specific property. They can apply their expertise to solve challenges encountered in renovation projects. The documents produced are delivered within the agreed-upon timeframe and do not have significant deficiencies upon delivery. The student presents their observations and proposed actions in a satisfactory manner for the client.

The student can comprehensively describe property technical systems maintenance and the content of related documentation. They can apply knowledge of the life cycle of technical systems and make well-founded choices regarding renovation methods. The student conducts a professional investigation related to the actual HVAC technical systems of a specific property. The documents produced are of high quality and delivered within the agreed-upon timeframe. The student makes observations and proposes actions that have a significant impact on the client.
