Maintenance and Renovation (5 cr)

Objectives (course unit)

The student is able to
- describe the effects of maintenance and service on the costs during the life cycle of a building
- take into account the maintenance aspect of building services systems in both planning and realisation
- create service guidelines and manuals
- analyse the previous, present and future possibilities and the effects of different solutions on them
- identify old, redundant but partly used HVAC systems, devices and accessories and analyse their special features in the context of renovation
- use the above to evaluate the state of a building and to make decisions concerning conservation contra renewal
- describe the phases of a renovation project and how the contribution of the different stakeholders affects the outcome of the renovation project
- design the renovation of the building services engineering systems for a project plan with awareness of the decision making and construction.

Content (course unit)

Technological and economical life. Imputed consumption and cost monitoring including measurements. Existing systems from different eras, old installations systems, old accessories and their replacement with modern ones, condition surveys, applying decrees and regulations in renovation, types of contracts, specifications set by architecture. Observing need for renovation and selling renovation projects. Reasons for the need for renovation and the timing of renovation, costs.

Location and time

Projektityöskentelyä, asiakaskohteessa suoritettavia kenttätöitä sekä esittelyjä toimeksiantajalle tullaan järjestämään myös muina ajankohtina lukujärjestyksen puitteissa.

Evaluation methods and criteria

Suoritus arvioidaan arvosana-asteikolla 0-5. Arviontiin vaikuttaa huolto-ohjetehtävä (20%), kuntoarvioraportti (60%) sekä raportin esittely (20%).

Teaching methods

Lähiopetus. Itsenäinen tiedonhaku, jäsentäminen ja julkaiseminen. Projektityöskentely joka sisältää kohdekäyntejä sekä raportointia toimeksiantajalle.

Student workload

Lähiopetus noin 30h. Itsenäinen työskentely ja projektityöskentely noin 100h.

Content scheduling

Syyskuu: Työskentelyn käynnistyminen. Tutustuminen toimeksiantoon. Huolto-ohjetehtävä.
Syys-Lokakuu: Lähtötietojen hankkiminen. Harjoitustyössä tarvittavien pohjatietojen hankkiminen.
Loka-Marraskuu: Katselmoinnit & mittaukset toimeksiantajan kohteesssa.
Marras-Joulukuu: Raportointi. Raportin esittely ja luovutus toimeksiantajalle.

Practical training and working life cooperation

Opintojaksolla suoritetaan toimeksiantoja jotka liittyvät olemassaoleviin kiinteistöihin TAMK:n ulkopuolella.

Tehtäviä on palauttamatta. Palautetuissa tehtävissä on puutteita jotka osoittavat riittämätöntä perehtymistä opintojakson sisältöön.

Vaaditut tehtävät on palautettu mutta niissä on luovutushetkellä puutteita jotka estävät niiden luovuttamisen toimeksiantajalle.

Vaaditut tehtävät on palautettu ja niissä ei ole luovutettaessa oleellisia puutteita. Opiskelija esittää havaintonsa ja toimenpide-ehdotuksensa toimeksiantajaa tyydyttävällä tavalla.

Kaikki tehtävät on suoritettu esimerkillisellä tavalla. Opiskelija tekee havaintoja ja toimenpide-ehdotuksia joilla on merkittävää vaikutusta toimeksiantajalle. Opiskelija kykenee ottamaan johtavan roolin pienryhmän työskentelyn etenemisessä.
