Objectives (course unit)
The students understand how maintenance and renovation affect the costs of a building’s life cycle. They are able to take into account building services maintenance, both in the design and the implementation stages. The students know the principles of writing maintenance instructions and manuals and know the contract practices of building maintenance. The students are able to analyse old, current and future building services possibilities and how different decisions affect them. The students know HVAC systems and equipment, both old and obsolete and those still in use, as well as their characteristics regarding renovation in order to find out the condition of the systems. The students are able to make the decision to either keep or renovate the systems. They know the stages of a renovation project and how the tasks of the different parties of the project affect the final outcome of a renovation project. The students are able to plan the building services renovation work for a typical residential building and know the related decision making and construction processes.
Content (course unit)
Technical and economical lifetime. Calculated consumption and consumption monitoring with its measurements. Existing systems from different eras, old installation methods, old equipment and replacing them with new, condition evaluations and inspections, applying regulations in renovation, forms of contract in renovations, special demands placed by architecture. Active noticing of need for renovation and selling renovation. Reasons for renovation in a building and scheduling renovations, renovation costs and being prepared for them.
