Objectives

The aim of the course is to provide students with basic knowledge of how a construction project typically progresses in Finland, what phases it includes, and what the role of the construction manager is in the project.

Upon completing the course, the student:

• Understands the impact of the selected project delivery method on the construction process and its stakeholders.
• Can name typical contract types and describe their key differences.
• Understands the tasks of the construction manager at different stages of the construction project.
• Understands the significance of legislation, construction contracts, and general contract terms (YSE98).
• Can describe the principles of handover and commissioning from the perspectives of construction management and property management.

• The most common project delivery methods and their key differences.
• The contractual and regulatory framework of a construction project.
• The construction project process and its main phases.
• Key actors in the construction phases.
• The tasks and role of the construction manager in the project.
• Definition and significance of responsibility allocation in a construction project.
• Handover of the construction project and building usage.
• Building maintenance from the perspective of property management.

Assessment criteria, pass/fail

Requirements of passing grade:
• The student knows the influence of the contractual and regulatory background on a construction project
• The student is able to describe the main phases of a construction project and outcome of each phase
• The student knows the main contractual arrangement options and the key differences between project types
• The student recognizes the parties involved in a construction project and is able to describe purpose of each role
